Buying

Top tips to make choosing a property to buy as stress free as possible.

Searching for your ideal home has never been easier, and while online property portals can help you find a house in your desired area, they can’t replicate an experienced local agent's advice, at Burns & Reid, we all live locally so we can help you with the area's schools, amenities and transport links and let you know when any properties come on to the market that might suit you.

Buying a house should be an exciting time for everyone, we’re open early to late every day and here to help you arrange viewings in the evenings and at the weekend and take offers which will then be passed to the vendor and we’ll let you know the answer as quickly as we can.

What happens when I find a property I like?

Once you've viewed a property it's really simple to make an offer, just call or visit us, we’ll then submit the offer to the seller and as soon as they have made a decision we’ll let you know.In some cases when an offer is accepted you may be asked to provide proof of funds, this might be showing us your mortgage offer or in the case of a cash offer we will require proof of cleared funds - this is to ensure you are in a position to proceed with the purchase.

Next step is to instruct a solicitor and we can help with that too, we ask local Solicitors to provide you with a no obligation conveyancing quote and we only recommend companies who provide excellent customer service.

When you instruct your Solicitor, they will carry out the necessary searches and property checks and will keep you updated and we’re still here to speak to all parties to keep everyone updated on how the sale’s progressing and then Once the legal work is completed your solicitor will arrange an exchange of contracts and then a completion date, and on the completion date keys will be released to you and you're ready to move. When you purchase a property our experienced sales team will be with you every step of the way. From your initial viewings and price negotiations to collecting the keys for your new property.
